The Purchase Process

The first step is to arrange financing. You need to know what you can afford and the seller wants to know you can actually afford to buy their property. The process starts with Pre-Qualification and you need a mortgage lender for this step.

In Florida the seller normally chooses the title company due to the fact that they provide the title, but when given the opportunity I recommend Seminole Title because they seem to have the most competitive pricing. However, I want to make it clear that I have never experienced anything but the highest level of professionalism from all the title companies I have come in contact with.

The mortgage company will order an appraisal. Either the mortgage company or the title company can order your survey within 30 days of closing. You will have the option of having a home inspection but due to the large geographical area we cover I make recommendations based on the location of your purchase.
